Condo and homeowners' association boards across Aventura, Sunny Isles Beach and Golden Beach have until Feb. 1, 2027, to register or renew with Miami-Dade County's Community Associations Registry or risk fines.
The county's Department of Regulatory and Economic Resources (RER) posted the reminder Oct. 27, directing associations to a county webpage that outlines the annual requirement. The mandate applies to condominium associations, cooperative associations and HOAs governing property anywhere in incorporated or unincorporated Miami-Dade County.
The requirement traces to Ordinance No. 22-23, which the Board of County Commissioners adopted March 1, 2022. That ordinance created Chapter 17D of the county code and established a searchable online database where associations must upload governing documents, financial statements, insurance certificates and structural reports, according to a county report to the commission.
The stakes are real. Associations that miss the deadline face civil violation notices and escalating fines under the county code: $200 for a first violation, $500 for a second and $1,000 for each violation after that, according to the county report. A late fee equal to 50 percent of the registration cost also applies, according to the county's registry page.
Registration fees run $53.35 for associations with 25 or fewer units. Larger associations pay $53.35 plus $1.54 per unit or parcel, according to the registry page. Registrations can only be submitted online.
Compliance across the county has been uneven. As of March 12, 2025, 3,939 associations had registered, but roughly 584 had never filed, putting the compliance rate at about 84 percent, the county report stated. Commissioner Roberto J. Gonzalez sponsored the resolution requiring the county to track and report those numbers. Updated figures reflecting the February 2026 cycle were not available.
The county has not published a breakdown showing how many of those registered or non-compliant associations are in Aventura, Sunny Isles Beach or Golden Beach. Given the area's dense concentration of high-rise condominiums, the deadline carries particular weight for local boards and property managers.
Associations may designate a property manager, accountant or attorney to handle the filing on their behalf, according to the registry page. The county also offers a recorded webinar with registration guidance and answers to common questions.
