A $200 million luxury housing development on a former golf course just west of Aventura launched home sales the week of Aug. 24, marking what its developer calls the first new single-family community in the area in more than 25 years.
BH Group and Lennar have tapped Douglas Elliman to lead sales at Greenview at Presidential, a 103-home gated community on 104 acres at 19200 Northeast 14th Court in Miami, near I-95. Homes are priced from $2.5 million to $3.5 million, according to BH Group CEO Isaac Toledano, as reported by The Real Deal.
"Everybody was focused on high-rises and mid-rises," Toledano said, explaining why no comparable single-family project has risen near Aventura in decades.
The site is the former Presidential Estates golf course, which closed around 2013. Toledano acquired the property through an entity for $5.8 million in 2020. BH Group and Lennar later purchased it for $17.5 million after settling a legal dispute tied to the land.
Phase one is complete. More than 30 homes have been built. A second phase of 30 homes, including community amenities, is under construction and expected to finish by January 2027. The full buildout is targeted for the end of 2027.
Floor plans range from 4,300 to 5,800 square feet with four to six bedrooms. Each home includes a private pool and spa. Community amenities will feature a lakefront clubhouse, fitness and wellness center, pool and 26 acres of private walking and biking paths.
The project sits outside Aventura's city limits but near existing single-family homes and older low- to mid-rise condo communities.
Jay Phillip Parker, Douglas Elliman's Florida brokerage CEO, said the site's proximity to Aventura Mall and other amenities makes it a strong location for buyers. He said the project meets rising single-family demand driven by tightening inventory, tax reform and post-COVID migration to South Florida.
Market data supports that demand. Luxury single-family home transactions in Miami-Dade jumped 26.7% from the prior year, according to Miami Realtors data cited by National Mortgage Professional in June 2026. Sales of homes priced at $1 million and above rose 14.7% year over year.
BH Group is pursuing a broader strategy of converting shuttered golf courses into residential developments. Earlier in 2026, the firm paid $20.8 million for the 151-acre Polo West Golf Course in Wellington, with plans for a similar luxury community there.
All 103 homes at Greenview at Presidential are expected to be delivered by the end of 2027.
