A 16-story apartment building near Aventura Mall has reached its structural peak, putting 334 new units on track for summer 2027 move-ins.
Aventana, at 19640 West Dixie Highway near the Brightline Aventura Station, topped off its concrete structure, developer Pinnacle and partner Ram Realty Advisors announced. Florida YIMBY first reported the milestone on Sunday, Sept. 13. The property sits less than a quarter mile from Aventura Mall, according to Multi-Housing News.
Financing and Design Team Behind the Project
The project carries $88.3 million in construction financing from Santander Bank, with Pinnacle and Ram Realty Advisors providing equity. Baker Barrios Architects designed the building, and Kaufman Lynn Construction is the general contractor.
Workforce Housing Makes Up a Tenth of Units
Of the 334 apartments, 34 are designated workforce housing units, roughly 10 percent of the total. Rent levels and income limits for those units have not been disclosed. The building's residential program will consist of one-, two- and three-bedroom apartments. The ground floor will include 3,340 square feet of retail space.
Developer Says Structure Completion Is a Milestone
David Deutch, co-founder and president of Pinnacle, called reaching the topping-off milestone a proud moment for the team that brought the project from vision to reality. "With the building's structure now complete, we look forward to welcoming residents and adding a thoughtfully designed new community to Aventura next year," Deutch said in a statement reported by Florida YIMBY.
Transit and Retail Access Set the Site Apart
The building's location next to the Brightline station gives future residents rail connections to Miami, Fort Lauderdale, Boca Raton, West Palm Beach and Orlando. That transit link, combined with the mall's proximity, makes the site one of the most connected residential addresses in the Aventura area.
Amenities Range From a Spa to a Podcast Studio
Planned amenities announced by the developer include a pool, fitness center, club room, private dining room, coworking spaces and resident lounges. The building will also feature a golf simulator, podcast studio, spa with cold plunge and sauna, and a dog wash.
Construction began in August 2025, according to Multi-Housing News. Pre-leasing is expected to open in spring 2027, with initial occupancy anticipated that summer.
