Drivers and pedestrians along Collins Avenue in Sunny Isles Beach will lose a lane and sidewalk starting Friday, July 24, at 7 p.m. as construction continues on the St. Regis Residences at 18801 Collins Ave.
The closure runs through Sunday, July 26, at 4 p.m., according to a traffic alert the city of Sunny Isles Beach posted on its official website and social media accounts Tuesday. The city did not specify which lane or direction of travel would be affected.
The work is tied to the project's South Tower, a 62-story residential building that broke ground in August 2024. Vertical construction is now well underway at the site, which occupies roughly 4.7 acres of oceanfront land. Fortune International Group and Château Group are the developers; Arquitectonica designed the towers, and Coastal Construction is the general contractor.
The South Tower holds 170 residences. According to a December announcement from the developers, the tower was approximately 90% sold at that time, with remaining units starting at $5 million. The developers secured a $418.3 million construction loan from Bank OZK in December to fund the build.
A second tower is also in the pipeline. Fortune International Group said in a July statement that it secured $113.75 million in development financing from City National Bank of Florida for the North Tower, which will add 150 residences. The developers have said they plan to break ground on the North Tower this summer.
Edgardo Defortuna, CEO of Fortune International Group, said in December when the Bank OZK loan closed that the financing "confirms the strong confidence lenders have in our vision."
The South Tower is targeted for completion in late 2028, according to developer statements. The North Tower is expected to deliver in 2029.
Anyone driving or walking along Collins Avenue near 18801 Collins Ave. between Friday evening and Sunday afternoon should expect detours. The city's full traffic alert is posted at sibfl.gov under Public Safety/Traffic News & Alerts.
