Miami-Dade County broke its annual record for $30 million-plus home sales in the first nine months of 2026, according to MIAMI REALTORS® + RWorld. The county recorded 24 single-family and condo sales above that threshold through September, topping the full-year 2025 record of 21 transactions.
The milestone landed weeks after a Delaware LLC paid $69.5 million for a 17,500-square-foot oceanfront estate at 255 Ocean Blvd. in Golden Beach, Fortune reported. The deal set a record for a single-family home in the town, according to The Real Deal. The property has seven bedrooms, 12 bathrooms, a guesthouse, a pool and 100 feet of water frontage.
Agents and other sources pointed to Jeff Bezos as the buyer, Fortune reported, though Bezos has not publicly confirmed the purchase. Public records list the buyer as Meridian Coast LLC. Fortune reported that Bezos' representatives did not respond to a request for comment.
Luxury prices rise in Miami and Tampa
The local deals fit a broader Florida pattern. Luxury home prices in Miami rose 18% year over year during the three months ending in July, the largest increase among the 50 most populous U.S. metros, according to a Redfin analysis. Tampa followed at 15.4%. Nationally, luxury prices rose 5.3% over the same period. Redfin defines luxury homes as those in the top 5% of a metro area's price range.
Luxury home sales in West Palm Beach jumped 43.9% year over year during May–July 2026, the biggest increase in the country, Redfin reported.
Across the Gulf Coast, Sarasota County recorded nine single-family home sales of $10 million or more in the third quarter, up from one a year earlier, the Business Observer first reported. Ten condos and townhomes in Sarasota County also sold above $10 million during the quarter, compared with zero a year earlier, according to the Realtor Association of Sarasota and Manatee (RASM).
Cash buyers are helping drive the high end. MIAMI REALTORS® + RWorld reported that 82% of Miami condo sales at $1 million or more were all-cash in 2025. In Sarasota County, cash purchases accounted for 37.6% of single-family sales and 60.9% of condo and townhome sales during the third quarter, RASM data shows.
Aventura, Sunny Isles condo values fall
The luxury boom has not lifted all segments. Condo values in Aventura fell 4.2% in 2026, following a 4% decline the year before, according to the Miami Herald's analysis of Miami-Dade Property Appraiser data. Condominiums make up more than 90% of all real estate in Aventura, the Herald reported, and the city's existing property values rose less than 1% in the appraiser's June 1 report.
New construction in Aventura has also slowed sharply. The property appraiser's report showed $7 million in new construction value, down from $57 million two years earlier, the Herald reported.
In Sunny Isles Beach, where the average condo unit value was around $1 million, values dropped 3.5% in 2026, according to the Herald.
Miami-Dade Property Appraiser Tomás Regalado told the Herald that a soft condo market is weighing on the county's housing values. Countywide, condo values dipped 1.2% in 2026 after falling 0.6% the year before.
State laws passed after the 2021 Champlain Towers collapse in Surfside require more regular inspections and larger reserve funds for condo buildings. Those costs have led some owners to sell at a discount, the Herald reported.
New homes near Aventura
One bright spot for the area: BH Group and Lennar are building Greenview at Presidential, a 103-unit gated single-family home community on 104 acres west of Aventura, The Real Deal reported. Prices range from $2.5 million to $3.5 million. BH Group CEO Isaac Toledano told The Real Deal the project is the first new single-family community near Aventura in more than 25 years.
MIAMI REALTORS® + RWorld Chairman Alfredo Pujol said in the association's October statement that opportunities exist beyond the ultra-luxury tier, noting condo sales near Miami's $400,000 median price point are up 15% year over year.
