Sunny Isles Beach is seeing the ultra-luxury wave firsthand as Miami-Dade County races toward a record year for $10 million-plus home sales.
During the week of Aug. 17-23, two of the county's top condo contracts landed on Collins Avenue in Sunny Isles Beach: one at 18975 Collins Ave. and another at 15701 Collins Ave., each at $7.5 million, the Miami Herald reported. That same week, Douglas Elliman's Eklund Gomes Team tracked 22 contracts above $4 million countywide worth nearly $250 million. During the same week in 2025, just nine contracts totaling $92.3 million were signed.
County On Pace For Record High-End Sales
Countywide, 194 homes have sold for $10 million or more so far in 2026, already surpassing the 170 such sales recorded in all of 2025, according to Miami Association of Realtors data reported by the Miami Herald on Sept. 17. The all-time record is 230, set in 2021 at the height of the pandemic-fueled real estate boom. At the current pace, the county is projected to reach 291 by year's end.
New Luxury Towers Are Selling Into The Boom
The St. Regis Residences, a two-tower, 62-story project on Sunny Isles Beach co-developed by Chateau Group and Fortune International Group, has units listed at $5 million and up, according to Bisnow. As of July, a $10 million condo sale was being recorded every day in Miami, according to Miami Realtors data cited by Bisnow.
$30 Million-Plus Tier Sees Sharpest Growth
The $30 million-and-up tier saw the sharpest jump. Sales in that bracket rose 110% in the first half of 2026 compared with the same period in 2025, according to a report from Analytics Miami. Ana Bozovic, the firm's founder, told the Herald that the $30 million-plus price point "barely existed in Miami-Dade before the pandemic." She attributed the wealth influx to high taxes in other states and Florida's pro-business climate.
Billboard Campaign Targets Wealthy California Buyers
Dina Goldentayer, a top luxury agent at Douglas Elliman, called the ultra-luxury market the "new normal" for Miami-Dade. In May, Goldentayer placed a billboard in Los Angeles advertising a $79.5 million Golden Beach mansion at 255 Ocean Blvd., targeting California buyers, the New York Post reported.
"What the California government is doing to drive out its wealthiest residents is outrageous, but it's benefiting us," Goldentayer told the Post at the time.
Broader Housing Market Tells A Different Story
The boom at the top end contrasts with the broader market. Total home sales in Miami-Dade fell 1.1% in August compared with August 2025, according to the Miami Association of Realtors. Broward County showed a similar split: sales of homes worth $1 million or more climbed 22.6% year over year in August, while total sales dropped 4.5%.
At the current pace, Miami-Dade's projected 291 sales above $10 million would top the 2021 record by more than 25%.
