A 4,600-square-foot condo at the Mansions at Acqualina in Sunny Isles Beach went under contract with an asking price of $6.8 million, making it the highest-priced condo deal in Miami-Dade County for the week.
Unit 1201 at 17749 Collins Ave. landed the contract during the week of Sept. 21-27, according to The Real Deal, citing the weekly luxury market report from Douglas Elliman's Eklund-Gomes team. The asking price works out to about $1,480 per square foot. The 46-story, 79-unit tower was built in 2015 along the Collins Avenue luxury corridor in Sunny Isles Beach.
The three-bedroom unit has six bathrooms and one half-bath. The listing describes a private elevator entry, staff quarters and three terraces, one equipped with a summer kitchen and spa.
Seller bought the unit new in 2015
The seller is Warren Estis, who bought the unit for $4.1 million in 2015, according to property records cited by The Real Deal. At the asking price, the deal would represent a $2.7 million gain in more than a decade. Taylor Richardson and Michael Duchon of the Corcoran Group listed the property.
Across the street, a penthouse at the Estates at Acqualina at 17945 Collins Ave. sold for $33 million in September, setting a building record for that tower, the South Florida Business Journal reported.
Luxury contracts dip during a slower week
The Acqualina contract came during a slower week countywide. Buyers signed 16 luxury contracts totaling $143 million in asking volume, down from 26 contracts worth $210.7 million the prior week. Four of those were condo deals, averaging $6.2 million and $1,880 per square foot. Those condos spent an average of 233 days on the market before going under contract.
Miami-Dade on pace for record luxury sales
The broader Miami-Dade luxury market continues to set records. The county logged 194 home sales of $10 million or more through August, already surpassing the 170 recorded in all of 2025, according to the Miami Association of Realtors, as CNBC reported. At the current pace, those sales are projected to reach 291 by year-end, topping the previous annual record of 230 set in 2021. Sales of single-family homes priced above $30 million in Miami-Dade rose 110% in the first half of 2026 compared with the same period last year, according to Analytics Miami.
The deal hasn't closed. No closing date has been announced.
